<p><strong>OCCUPANCY REQUIREMENTS</strong></p>
<ul>
<li>
The primary renter must be 25 years of age and present during the entire
rental period
</li>
<li>
Any reservation made under false pretenses will be subject to loss of
rent and/or eviction
</li>
<li>
The maximum number of guests per property is limited to the actual
sleeping capacity for that property
</li>
</ul>
<p><strong>CHECK IN / CHECKOUT</strong></p>
<ul>
<li>
<strong>Check In:</strong>Â 4pm CST; under no condition may the
renter enter the house prior to 4pm if cleaner(s) are present or
prior approval was not granted
</li>
<li>
<strong>Check Out:</strong>Â 10am CST and must be adhered to unless
written prior approval was received
</li>
<li>
<strong>Check Out Procedures:Â Â </strong>Please leave the
property in a reasonable state of cleanliness. Any damage should
be reported prior to departure.
<ul>
<li>Trash should be taken to designated trash cans</li>
<li>Refrigerator, freezer and pantry emptied</li>
<li>Dishwasher started or all dishes cleaned</li>
<li>Towels placed on bathroom floors</li>
<li>
Beds slept in stripped and left on the beds; please keep mattress
pads and pillow protectors and shams on
</li>
</ul>
</li>
</ul>
<p><strong>CANCELLATION POLICY</strong></p>
<ul>
<li>
All cancellations must be requested in writing. We will make every
effort to rebook the property for the dates in order to provide you the
maximum refund.
</li>
<li>
All cancellations are subject to a $100 cancellation fee. Â
</li>
<li>No refunds for early departures.</li>
</ul>
<p>
CANCELLATIONS 60 DAYS OR MORE PRIOR TO ARRIVAL:<br />Any cancellation 60
days before the scheduled check in date will be fully refunded minus the
charges noted above.<br /><br />CANCELLATIONS WITHIN 30-60 DAYS OF
ARRIVAL:<br />Half of the initial deposit will be refunded minus the
charges noted above. Please keep in mind that if you must cancel, the
earlier you do so will ensure the best chance of allowing us to rebook the
property for the dates of your reservation.<br />Â

<p>CANCELLATIONS WITHIN 30 DAYS OF ARRIVAL:</p>
<p>
No refunds within 30 days of arrival.  <br />During extreme
weather events – i.e. mandatory evacuations – we do make exceptions.Â
Please see the terms and conditions and the rental agreement for more
detail.

<p><strong>CONFIRMATION</strong></p>
<ul>
<li>
You will receive a confirmation letter after we receive your initial
payment. Please contact us immediately if you find a discrepancy,
otherwise it will be assumed correct. Please verify arrival/departure
date, reserved accommodation, rental amount due, number of persons to
occupy the property.
</li>
</ul>
<p><strong>TRAVEL INSURANCE</strong></p>
<ul>
<li>
We offer travel insurance that protects you in the event of unforeseen
circumstances
</li>
<li>
It is suggested this is purchased at the time of securing the
reservation
</li>
</ul>
<p>
<strong>SMOKING –Â </strong>No smoking allowed on property – including
in the house, on porches and in driveways/yards
</p>
<p>
<strong>PETS –Â </strong>Pets are only allowed in properties
advertised as pet friendly; applicable pet fees will be collected
</p>
<p>
<strong>HOA Specifics</strong>Â – will be provided as needed in
advance
</p>
<p>
<strong>Golf Cart / Bikes:Â </strong>If a golf cart and/or bikes are
provided with the property rental, a waiver must be signed and returned
prior to receiving information for the key
</p>
<p>
<strong>Lost Key:</strong>Â For homes with a key (front door, golf
cart), a charge will incur if the key is lost during the stay ($50-$100)
</p>
<p>
<strong>Personal Items Left Behind</strong>: OWNER and PROPERTY MANAGER is
not responsible for lost or misplaced items. However, if they are found,
PROPERTY MANAGER will be happy to ship them at cost of shipping and
supplies; a $10 trip charge will be added.
</p>
<p>
<strong>Safety and Security:</strong>Â RENTER agree to always maintain
the home in a safe and secure condition. OWNER and PROPERTY MANAGER will
not be responsible for injury, illness or damage to property or persons
during rental period or otherwise. RENTER agrees to hold harmless OWNER
and PROPERTY MANAGER from and against any liability from personal injury
or property damage sustained by any person (including RENTERS’ guests)
because of any cause.
</p>
<p>
<strong>Property Access:</strong>Â Â During the stay, it’s
possible that the Owner or Property Manager (or representative thereof)
will need to enter the home. Proper notice will be provided.
</p>
<p>
<strong>Evacuations:</strong>Â If state or local authorities order a
mandatory evacuation of the area, the renters shall comply with the order.
If a mandatory evacuation is ordered, the renter will receive a prorated a
refund for the days affected by the evacuation
</p>
<p>
<strong>RENTAL AGREEMENT</strong>Â – A separate rental agreement will
need to be signed prior to securing your reservation. Many of the
items included herein are also included in the agreement.
